Rancho San Pasqual Market Analysis for 1st Quarter 2010
Rancho San Pasqual Market Analysis for 1st Quarter of 2010
After doing a quick review of the real estate market in Rancho San Pasqual for the 1st quarter of 2010 a few interesting tid bits of information came out.
First, 5 homes have closed escrow in the first quarter. This is more than double the number of homes that sold in the first quarter of 2009. Although, 5 does not seem like a large number, when you compare it to a year earlier, it appears to be a sure sign that the market has started moving again in this area.
Second, the average sale price for homes sold YTD is $471,800. Again, this represents an increase from 2009 which had an average sale price of $410,000.
Third, the average market time has increased to 92 days. However, one of the sold homes was on the market for 274 days, skewing the average significantly. This home was a short sale the market time in no way reflects the condition of the home or the marketability of the area. It is however, a reflection on how long it can take banks to approve short sales.
Fourth, there are 5 homes pending in escrow. These homes have an average market time of 111 days. However, again, one of the homes is a short sale that was on the market for 291 days.
Fifth, for homes that have sold, the average sale price per square foot is $187, this number is down from 2009, when it was $210. It is quite possible that the increased sale price indicates that the homes that have sold are larger than the homes sold last year and would therefore warrant a lower price per square foot average.
All in all, Rancho San Pasqual has not been immune to the realities of the economy. However, buyers are still finding value in the homes and the area. There are currently 5 homes for sale, ranging in size from 1500 square feet to 2900 square feet. If you are anyone you know is thinking about making a move, you should consider this fantastic neighborhood.

Rancho San Pasqual – Escondido’s Best Kept Secret – Year To Date Market Update
Welcome home to Rancho San Pasqual, Escondido’s Best Kept Secret

As we approach the end of the year, it seems appropriate to take a look back and see how what the real estate market had to offer to home owners in Rancho San Pasqual.
Nestled in the San Pasqual Valley, Rancho San Pasqual, is a gated, golf course community comprised of about 580 homes. Homes range in size from 3-5 bedrooms, and offer a array of upgrades and amenities. Just minutes to shopping, North County Fair Mall, the world famous San Diego Wild Animal Park, Wineries and more. This unique community offers the feel of country living, while being city close.
So far in 2009 18 homes have SOLD. There are currently 5 homes pending in escrow or waiting for a lenders approval. Average market time for SOLD homes is currently 58 days. Homes are selling for an average of $215 a square foot. There are 4 homes FOR SALE as of today.
When compared to 2008 the average market time has come down considerably. In 2008 homeowners were waiting on average 75 days to sell their home. Although the average sale price per square foot has come down approximately 9%, the shorter market time indicates that we may have seen the bottom of the market.
Rancho San Pasqual has faired better than most communities in Escondido. One of the highlights of this community is the wonderful school that kids attend. San Pasqual Union, located just outside the gates of the community offers students a private school sized campus with the resources of a public school education. Market Statistics For Rancho San Pasqual Beat Escondido Averages
Rancho San Pasqual Market Data seems to suggest that the neighborhood is doing better than other neighborhoods in its same zip code.
It is that time again, the first of the month always interests me, because I get to look at numbers, statistics and market trends. This month I found it interesting to note that the homes in Rancho San Pasqual have faired better than most others in their same zip code.
As of November 1, 2009, there are only 4 homes for sale Rancho San Pasqual. Of the 4 that are available 2 have been on the market for under 45 days and the other 2 have been on the market for over 150 days. The 2 that have been on the market longer than 150 days are short sales and more than likely have offers on them and are simply waiting for the bank to approve a sale.
At the same time in the rest of the 92027 zip, for homes similar in age and size, there are 42 homes for sale, with an average market time of 60 days. Additionally, Rancho San Pasqual has 9 homes in “contingent” or “pending” status. Indicating that these home have offers accepted by sellers and are pending bank approval or are in escrow.
Taking the Year to Date numbers is another interesting find. Rancho San Pasqual is averaging a sale price of $481,507 where as the rest of the zip code is averaging a $367,000 sale price. Homes in Rancho San Pasqual are selling in an average of 45 days vs 61 days for other neighborhoods.
Why does Rancho San Pasqual continue to beat other similar neighborhoods month after month? Maybe it is the special feel you get when
you enter the gated golf course community. Surrounding Eagle Crest Golf Course, the scenery is one of serenity and calm. Maybe it is the lovingly maintained tree lined streets and cul de sacs with neighbors in their yards greeting each other. Maybe it is the inviting Olympic size pool and playground, or maybe it is the award winning San Pasqual Union School, that kids (pre school-8thgrade) can walk to.
